Leak Detection For Singly-Ply and Roll Roofing
Progeo's Smartex® VM leak detection system is designed for use in both new and existing construction. It offers the flexibility of permanent installation in new construction and on-demand testing for detecting leaks in existing structures as well. It is especially useful for testing existing roofs where a known leak exists.
Testing is conducted by a trained technician with the use of a portable signal generator. For best results, measurements should be taken during or shortly after a rain event, or the surface can be wetted by hose or mop.

How Smartex VM Works
In permanently installed Smartex® VM systems, a conductive layer is installed underneath the roofing membrane and a signal cable is placed around the perimeter of the area to be tested. A junction box connected to the membrane measures the electrical signal between the conductive layer under the membrane and the perimeter signal cable. Testing is accomplished with a portable signal generator. Smartex® VM can also be used in new construction without the conductive felt if the membrane is in direct contact with a conductive roof deck.
In existing structures where a leak has become apparent, Smartex® VM will work even if insulation is installed between the membrane and the roof deck. Water from on top of the liner that has penetrated the membrane and the insulation to the roof deck can be traced electrically to pinpoint the source of the leak. In some cases, Smartex® VM is hooked onto the building itself to create a circuit for measuring current through the membrane. When vertical surfaces need to be tested, Progeo's Smartex® LP system is used in combination with Smartex® VM.
